Condition, extras, and pitch fees

Why mint condition or expensive movers are not always priced line-by-line in the table.

The guide row describes a specification baseline. Exceptional condition, awnings, movers, solar, or decking often sit outside the core row and need manual adjustment.

Document adjustments in your own worksheets. Some organisations apply percentage loads on top of guide retail; others use local comps for extras.

Trade values similarly assume a typical trade context - damage or damp issues would justify a lower real offer.
